Where to start your new home or renovation (you might *not* be surprised by the answer…)

When renovating a house where do you start? When people start thinking about renovating, it can be hard to know where to start!

Knowing where to start or who to contact first can be a huge barrier to getting the ball rolling.

So, we want to make it easy. We’re going to explain exactly how to make a start on your new home or renovation so things will be well on their way in no time… 

The biggest question we get is, which comes first, the builder or the architect?

This is an easy one: the best place to start with your new home or renovation is with an architect.

Now, we can sense that eye-roll through the screen, ‘of course the architect is telling us to start the process with an architect...’

But, we don’t just say it to keep ourselves in a job (pinky promise)!

The real reason we suggest you kick off your new home or renovation dreams by finding the right architect is because an architect is the building industry pro who will be on your team from the start to the finish of your project:

  • An architect can help you to determine what you need from your new home or renovation and spend time with you developing a brief

  • They will work with you to design a home that suits you, your needs and your budget

  • They can advise you what application and permits you will need and they’ll prepare the documentation to get you a big stamp of approval

  • They put together a comprehensive set of documents so a builder can build your new home exactly to your specifications

  • Then your architect will help you find the right builder. This could be via a competitive tender where you ask several builders to quote on the project or, it could be via a negotiated tender with a single builder. Either way, your architect will manage the process for you and help you make the right decision

  • Even once the build is underway, your architect can help you by administering the contract, conducting regular site meetings, and ensuring the quality of the build

  • The only time an architect won’t be able to help you is lifting boxes and carrying your mattress upstairs on move in day, but they will be there to toast a glass of bubbles to celebrate your new life in your new home!

An architect is there to help and advise you throughout the entire process, so that’s why it’s best to kick off your new home or renovation by finding the right architect.
